In February of 2014, Brian Spiers entered into a 99-year ground lease agreement with the owners of the property. BSD entitled the site for a 7-story, 60-unit apartment building with approximately 4,000 sq. ft. of ground floor commercial space. BSD obtained financing from First Republic Bank. Construction commenced in 2nd quarter 2017 and was substantially completed in the 2nd quarter 2019. The 52 market rate and 8 BMR units are currently leased. BSD  was both the developer and builder for this project, which will be  held as a long-term asset. BSD, once again teamed up with Arquitectonica as architects for this flat iron corner location.
